Where is Bali Property Heading?

There are many exhibition about Bali and tourist developments, as well as goods and uncontrolled developments. There are many critics and future arguments to stop the villa hotel developments and improvements in some areas. Even some argue that there is a war ongoing price between the hotels and resorts. And we all agree that these issues are serious issues and should be treated properly because they possess a threat to the future of Bali.

An eco-warrior and Norwegian writer, Arild Molstad, wrote a book that deals with tourism destroying crops and nature. The book is called Where are we going before it's too late: two faces of tourism and one of the chapters is about Bali. He did, however, conclude with the fact that Bali is to maintain its culture much better than most other places. We all know that what attracted the first tourists to Bali was its culture and single people, not the "big" lifestyle. And this must be kept in a way, but how

We must all realize that Balinese and Indonesian culture is in fact a mixture of several cultures ?; Indian, Chinese, Arab and European. I was there some time shown an article on the above written questions in the 1930s Thus, it is not a new topic. Everyone involved little in Bali, live here, come here, has an opinion on the threats and dangers, but nobody has a solution; all actions and reactions are based on the protection and vision rather subjective these matters.

Let's look at some interesting facts and historical aspects of what is happening. And some of these aspects may not be to the taste of everyone, but it is intended to highlight the problems of a better future for us all.

The land was bought at high speed to the developments and investments. The Balinese are complaining that they could soon be landless on their own island and their ancestors ( leluhur ) are upset. But wait, Balinese are we talking about? Mainly the mainstream of Balinese who came from Java, and what was left of the kingdom of Majapahit. This is there are 300 to 350 years. How they got the land Balinese by that time; the Bali Aga ? By force, driving Bali Aga in the mountains. Some will say it was a long time ago, but not much happened after Captain Cook discovered Australia. At this stage, at least the takeover has some financial gain attached to it at least in the short term. And it is no secret that some Balinese save a lot on these land speculation too. Bali Aga are also the cause of the tribes of Taiwan, so are they really Balinese?

What about the Bule Aga (expatriates who have been here 20 to 40 years) complaining that this has to stop, and that we should reduce the number of expatriates to to go to Bali? I suggest that those who have been here the longest should leave and give way to others, because there is no monopoly on a place and it is simply unfair not to allow others to discover what they have. The fact is that all these changes have taken place throughout history many times, the only difference is now it happens much faster.

The economy of Bali is driven 82% by tourism and real estate development. Average economic growth is lower than most other Indonesian provinces. There is no industry or natural resources to dig. So how can anyone even suggest a stop on the evolution and tourism?

Balinese culture is in many viewpoints committed to agriculture and a deeply rooted way of life called Hita Karana Tri . This should be preserved, but it means that Wayan and Made for their entire lives have to work in the traditional manner rice fields, and not be allowed to get out of a life that might not be the easiest? Does this mean that the Balinese culture can not evolve and change? Even Parisada (Balinese Religious Council) to discuss these things openly now calm.

Some people say that the market growth slowed. expat arrivals in Bali last year increased from 2.97 million to about 3.2 million, a growth of about 7.5%. domestic arrivals increased by approximately 6 million to nearly 7 million, a growth of about 15%. Taking this growth of 1.2 million arrivals, and say they are all in double rooms, with an average stay of about four nights, divide the number of rooms needed per night by hotels with an average of 250 rooms, we come to the fact that Bali needs 30 new hotels every year to cope with this growth.

What about the price war? What is the price war? The fact is represented by a group of international and national consultants seriously indicating that the average occupancy rate and room rate, and the average expenditure is at the same level, and in many cases on the rise. If someone builds a budget hotel with a terrible location no concept, no management, no structure to it, what are we to compete but the price? That's what happens; the low-end can not keep up with the market, and I would say this is good for the market and the future of Bali. How a moratorium on hotels can be executed? If Wayan has a hotel built on tourism zoned land, and is doing well, and Made side wants to do the same, but it can not, how can this be?

In 2015, several ASEAN and SEA treated with the free movement of capital and labor will kick in, the only way that Bali and the Balinese, including expatriates who live here, can follow all is to provide the best service at the best possible price, which is again good for Bali. A mindset of protection is impossible in these days of globalization.

Some people say that it is all to do with a corrupt government. And this is partly true in the past. But it also has to do with a corrupt bargain with domestic investors, big and expatriates, who will not follow the rules, pay taxes or to think long term. I dare say that the government of Bali and Indonesia change much faster than the market, and that is good for Bali.

So what is the solution to all this? All that should be a priority, and for the first government, infrastructure and waste. Then, we all need to come together with solutions, not just critical, long-term solutions, realize that what is happening can not be stopped, but we can decide where we take the Balinese tourism market . We need to focus on words like "eco", "high-end tourism," "better zoning," etc. Everyone makes villas, resorts, restaurants, shops of any kind; we all benefit from it, and it is our responsibility to lead it in the right direction. I personally think Bali will find its way, and still be this unique place that touches us all deeply in many different ways.
